Right-Sized Systems That Pass Load Calculation Review
We deliver a complete HVAC System Design Package for residential construction. Every HVAC set begins with an ACCA Manual J residential load calculation that accounts for specific climate zone, envelope assembly, infiltration rate, and internal gains. Get Back on the Job Site. We Have Got the Drawings.
You did not start your construction business to spend nights chasing down mechanical, electrical, plumbing, and fire protection coordination yourself. Hiring a full-time MEP designer costs money you shouldn’t have to spend. Local MEP engineers are overbooked and overpriced. Freelance platforms deliver inconsistent quality that fails plan checks.
You have a business to run — job sites to manage, clients to keep happy, and timelines to protect. MEP and fire protection permit drawings shouldn’t be the thing keeping you up at night.
Send us your project scope: an architectural set, a PDF markup, or even a phone photo of a napkin sketch. ZMES Global will return a flat-rate quote within 24 hours and deliver permit-ready MEP and FF drawings in 5 business days. You focus on the site and the client. We’ve got the MEP & FF package.

Questions we hear from every firm.
Do your drawings come with a licensed PE stamp?
Most residential projects (one- and two-family dwellings, typically three stories or fewer) fall under state-specific architectural licensing exemptions and do not require a licensed Engineer stamp for permit submission. ZMES can advise on whether your specific project requires a stamp based on your state's threshold. For projects that require stamped drawings, ZMES partners with U.S.-licensed engineers who can review and seal the documents.
Is the Manual J load calculation included in the fee?
Yes. An ANSI/ACCA Manual J residential load calculation is included in every mechanical permit set we produce. We also include the Manual S equipment selection report and Manual D duct design at no additional charge. These documents are submitted to the AHJ as part of the mechanical permit package.
What is the difference between NFPA 13D and NFPA 13R?
NFPA 13D covers one- and two-family dwellings, manufactured homes, and townhouses. It is a life-safety-only standard with a 10-minute water supply duration and up to two sprinklers in the design calculation. NFPA 13R covers residential occupancies four stories or less above grade plane (maximum 60 ft). It requires a 30-minute water supply, covers up to four sprinklers in the design, and applies to most low-rise apartment buildings classified as R-2 under the IBC.
What files do I need to submit to start?
We need your architectural drawings (PDF or DWG), the project address (for AHJ and climate zone lookup), the occupancy type, and any scope notes your architect has flagged. We do not need a complete structural set to begin MEP — we work from architectural documents and coordinate with your structural engineer if load-path conflicts arise.
Does Title 24 apply to my ADU project in California?
Yes. All newly constructed ADUs in California must comply with the California Energy Code (Title 24 Part 6). The 2022 Title 24 edition is currently in effect; the 2025 edition takes effect January 1, 2026. ADUs built under the 2022 code require mandatory rooftop solar PV for most detached units and must meet envelope, HVAC, and water-heating standards via the CF1R prescriptive compliance form or performance path. We determine the compliance path and produce all required CF1R, CF2R, and CF3R forms as part of your permit set.
Which states do you work in?
We serve residential contractors across all 50 US states, with particular depth in California (Title 24 / CRC), Florida (FBC 8th Edition), Texas (2021 IRC / 2015 IECC), and New York (RCNYS / NEC 2023). Contact us with your AHJ and we confirm PE licensure and code edition coverage before the scoping call.
How do you handle plan-check corrections?
Two rounds of plan-check correction responses are included in your fixed fee. When you receive a correction list from the building department, forward it to us. We respond with revised drawings and written code citations that directly address each comment. Additional rounds beyond the two included are available at a flat per-round rate disclosed in your proposal.
Is my client's project information secure?
ZMES Global operates under signed NDAs (Non-Disclosure Agreements) for every client engagement. Project files transfer through secure portals, not public Google Drive links. Client data, property information, and design files remain confidential throughout the engagement and after project completion.
