Our plumbing permit sets cover domestic water supply, DWV (drain, waste, and vent) systems, gas piping, and water heating for every residential project type. We design per the code adopted in your jurisdiction, whether that is the Uniform Plumbing Code or the International Plumbing Code, and size every supply branch, drainage fixture unit, and vent stack using the correct method for that code. Residential Fire Protection

NFPA 13D and 13R Residential Sprinkler Design, Including Full Hydraulic Calculations

ZMES Global  designs residential fire sprinkler systems in-house, NFPA 13D covers single-family dwellings, duplexes, and townhouses. NFPA 13R covers low-rise multifamily buildings up to four stories above grade. Every layout includes a full hydraulic calculation sized against the minimum water supply available at the site, the document most AHJ plan reviewers require before they will approve a fire protection submittal.

Free Drawing Review

Send your architectural plans in DWG or Revit format. We review project type, occupancy, AHJ jurisdiction, and applicable code editions across all four disciplines. We confirm scope, identify code triggers, and flag any items needing clarification before pricing.

Fixed-Fee Proposal

Within one business day you receive a written proposal with scope, deliverables by discipline, fee, and turnaround timeline. No hourly billing. No change orders on locked scope. Fire protection, energy compliance, and low-voltage plans are included, not added later.

Engineering & Drafting

Calculations drive the drawings, not the reverse. Mechanical runs Manual J, S, and D. Electrical runs the NEC 220 service load. Plumbing runs fixture-unit sizing per the adopted UPC or IPC. Fire protection runs the hydraulic calculation against available site water supply.

Drafting & Discipline Coordination

Our drafters produce all four discipline sets coordinated to your architectural base plan. Equipment locations, duct routing, panel placement, plumbing chases, and sprinkler head positions are cross-checked across every discipline. Conflicts are resolved internally, not at plan check.

Internal QA/QC & Energy Compliance

A second engineer reviews the complete package against the AHJ submittal checklist. Code references, load documentation, equipment schedules, and detail callouts are verified. Energy compliance forms — CF1R for CA, FBC-Energy forms for FL, RESCheck for all other states — are prepared and attached before release.

Delivery & Plan Check Support

 You receive a PDF permit set with calculations, energy compliance reports, and equipment schedules, ready for AHJ submission. CAD or Revit files available on request. Correction responses and revisions within original scope are included at no extra cost. Most projects permit on the first or second pass.

Do your drawings come with a licensed PE stamp?

Most residential projects (one- and two-family dwellings, typically three stories or fewer) fall under state-specific architectural licensing exemptions and do not require a licensed Engineer stamp for permit submission. ZMES can advise on whether your specific project requires a stamp based on your state's threshold. For projects that require stamped drawings, ZMES partners with U.S.-licensed engineers who can review and seal the documents.
